DETAILS This project, on the Caribbean coast in the Riviera Maya part of the Yucatán about half an hour south of Cancún, is in Mayakobá, a burgeoning luxury resort area set among lagoons and mangrove jungles. It is part of a new 120-room Rosewood resort spread over small islands that is planned to open this fall. There will be 32 three-bedroom villas tucked into private coves with their own swimming pools and whirlpools. Each of the villas will be 4,500 square feet, with an additional 5,000 square feet of outdoor living space. An optional rental program is planned. Like the resort's guest rooms, the villas will be accessible via private docks, with thatch-roofed teak gondolas shuttling residents and guests around the area. The spa will occupy its own island and will have eight suites available to residents and guests. Other amenities will include a fitness center, restaurants and the beach club. Nearby is a Greg Norman-designed golf course that was the site of a P.G.A. Tour event - the first to be held in Mexico - last February. Flights connect to Cancún from most major American cities.

DETAILS About 15 miles north of Pensacola, this 4,547-acre community is designed as its own city, with multiple neighborhoods centered around an area of shops and restaurants. Upon completion in around 10 years, there will be as many as 10,000 houses. The first phase will have 588 quarter- to one-plus-acre homesites, which will be sold to the public and to a group of builders who will construct houses with at least two bedrooms on them. Sandy beaches on the Gulf of Mexico are about a half-hour away. In addition to the golf course, which was designed by Jerry Pate, the 1976 United States Open champion, and numerous pools, there will be a public garden, a fitness center and a gopher tortoise habitat. More than 1,600 acres of the site will be set aside for parks and a 25-mile network of walking and biking trails. Pensacola is served by major airlines.
